Tom Scannapieco
President/CEO

Tom has over twenty-two years of real estate industry experience and is one of the most respected real estate executives in the Philadelphia region. His company, SDC, has completed over $500 million in development and its projects are regularly featured in numerous publications, including the New York Times and Philadelphia Inquirer. Tom has personally been honored with numerous awards, including having been selected as a finalist in the "Entrepreneur of the Year" competition sponsored by Arthur Young and Co. Likewise, SDC has received numerous accolades including having been recognized by the Philadelphia Business Journal as one of the "100 Fastest Growing Companies in the Philadelphia Region" and by Inc Magazine, who awarded SDC its "Inc. 500 Award" as one of "America's Fastest-Growing Private Companies.” Tom has a B.S. degree in Physics from St. Joseph's University and worked as a physicist for both the Naval Air Development Center and General Electric prior to his career in real estate development.  Top

 

 

Rod Werner
Director of Planning

Since joining the Company in 1986, Mr. Werner has played a key development and oversight role for a wide range of projects, including waterfront commercial and residential projects, high-rise luxury apartments, affordable housing, modular housing, major urban redevelopment, flex office development, retail space and a full service convention center headquarters hotel. He was the design architect for the Waterview Office Building, and is currently overseeing the development of the Company's latest project, the Waterview Condominiums. Mr. Werner has over 30 years of experience in the design, development and construction of real estate. As Director of Planning, his responsibilities include evaluating potential projects for feasibility and yield and implementing selected ones. He works closely with architects and other outside consultants in developing project designs, expediting governmental approvals and analyzing zoning and code requirements. Mr. Werner is also involved in evaluating program alternatives and creating project budgets and schedules. He establishes design standards to ensure projects of the highest quality, and supervises projects through the completion of construction and occupancy. A registered architect, Mr. Werner received a Bachelor of Arts from Columbia University and a Masters of Architecture from the University of Pennsylvania. He started his career working for a prominent Philadelphia architectural firm (Bower Lewis Thrower) on major center city commercial and office projects, including The Gallery at Market East and 1234 Market Street.  Top

 

 

Christopher M. Barr, Esq.
Vice President, Acquisitions

Christopher joined SDC in 2006 and oversees the Company’s project acquisition and analysis functions. He is also involved in the management and oversight of the Company’s general business operations. He serves as the Company’s counsel and oversees the Company’s risk management issues. In addition to being an experienced attorney, Chris has an MBA and is frequently involved in project financial modeling and analysis. He has over thirteen years of professional experience, including extensive experience structuring, negotiating and overseeing a wide variety of transactions. He has a BA degree in Economics from the State University of New York at Stony Brook, a JD from Temple University and an MBA from the Wharton School of the University of Pennsylvania. He is a member of the New Jersey and Pennsylvania Bars.  Top

 

 

Paula Celletti-Baron
Vice President of Sales and Marketing

Ms. Celletti-Baron joined the company in the early 1980's. She had the ultimate responsibility for all direct sales, marketing, public relations and property management for the Scannapieco portfolio. Ms. Celletti-Baron oversees all the marketing, public relations and corporate positioning activities. She is also working on site acquisition and site development as the Company expands its portfolio. Ms. Celletti-Baron received her Bachelors of Science degree from La Salle University and has received recognition as being one of the industry's most knowledgeable and experienced residential marketing professionals in her more than twenty years in the real estate field.  Top

 

 

Len Scannapieco
Project Manager

Mr. Scannapieco has been affiliated with Scannapieco Development Corporation in the capacities of Construction Manager and Project Manager since the mid 1980's. He has completed several hundred residential and commercial units for the company. His more than thirty years of experience in both residential and commercial industries, as well as his knowledge of historic restoration, has contributed significantly to the level of quality development that SDC has been recognized for in the industry. Prior to joining SDC on a full time basis, he was the President of Estate Homes, Inc., a firm that specialized in high-end residential estate properties and specialty residential and commercial restorations. He began his career as the Owner and President of Philatech Corporation; a general contracting firm that specialized solely in restorations of historically certified properties. With the combination of both of these firms, he completed over 850 projects totaling in excess of $75,000,000. His projects have been recipients of 9 construction industry awards including the 2002 NARI Contractor of the Year Award for Best Commercial Exterior, the 2002 Chrysalis Award for Best Commercial Renovation in excess of $500,000 and the 2003 Chrysalis Award for the Best Kitchen Design.  Top
